Our sales staff access our powerful database to match properties and applicants and provide full property matching and viewing reports for vendors. We also provide instant email, text messaging and mailing services to all buyers and live uploads to our website as well as Facebook, Twitter and major property portals such as Rightmove, Zoopla and Prime Location.

We offer digital photography and full colour property details including internal photos, floor plans and Energy Performance Certificates. Our instant email and website service means that your property reaches our prime applicants the instant we receive your instructions.

Once your sale has been agreed we will help you progress the transaction to a satisfactory completion within the time scale you need. We will liaise with solicitors, financial advisors, banks and other estate agents involved in your move and provide you with regular updates.


Residential Lettings

We offer a full Lettings and Property Management service. We are members of the Property Ombudsman Scheme for letting agents and the Deposit Protection Service. We presently act for a large number of Landlords in the United Kingdom and the Republic of Ireland, and have clients all over the world including Europe, United States, Australia, New Zealand and the Far East. Our fully computerised management system means we are able to provide electronic money transfer, full management statements, e-mail communication, Inland Revenue payment statements and much more.

For a successful let it is imperative that the tenancy starts on good foundations so we will of course reference your tenants for affordability, employment and credit worthiness. We use major companies such as Let Alliance and Van Mildert to provide referencing, credit check and insurance services for our landlords.

However, choosing the right tenants is about more than just their financial status. We have met hundreds of tenants over the years and we believe we are excellent at judging who will be the right tenant for you. We aim to find you the perfect tenant that will pay your rent on time and look after your property.

If you decide to appoint us to manage your tenancy you can be assured that we give you the highest possible standard of service providing you with peace of mind to leave your property in our hands. We have well practiced procedures in place and structured daily routines to ensure that the management of your property goes as smoothly as possible. We will also carry out inspections and provide feedback as to any issues that may arise. Building Maintenance Service

Many of our landlords own investment property on a long terms basis and after a number of years more major improvements are required, such as new kitchens, bathrooms, central heating systems, electrical installations and exterior repairs. This is time consuming and awkward for landlords to deal with, especially if they live abroad. We are able to arrange, supervise and manage more extensive property repairs and refurbishments on your behalf via our qualified and experienced contractors. Landlord Scale of Charges

Introduction Only

£900.00 (inc VAT) payable for each letting where The Tenant is introduced by The Agent. This will be invoiced and payable on The Tenant details being accepted by The Landlord.

Tenant Find Let Only

Fee of 8% plus VAT (9.6% inc VAT) of the annual rent payable for each letting to a tenant introduced by The Agent. Payable on commencement of a tenancy and deducted from the rent collected at the commencement of a tenancy.

Letting and Rent Collection

Fee of 10% plus VAT (12% inc VAT) of the annual rent payable for each letting to a tenant introduced by The Agent. Payable on commencement of a tenancy and deducted from the rent collected at the commencement of a tenancy.

Full Management

Fee of 14% plus VAT (16.8% inc VAT) of the annual rent payable for each letting to a Tenant introduced by the Agent either at the start of the tenancy or can be paid in instalments and deducted from the rent collected each month or quarter month.

The fees under the above services are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.

Inventory Check-Out Fee From £120.00 (inc. VAT) Includes inspection and condition report.
Major works and Insurance claim repairs 15% plus VAT (18% inclusive of VAT) Should you require us to act for you in organising and monitoring major repairs (for example exterior building repairs or internal refurbishments to fixture and fittings) at any time during the tenancy or between tenancies we will charge a fee calculated as a percentage of the total contractors cost of the works before VAT.
Duplicate statements £30 (inclusive of VAT)
Professional hourly rate £72 (inclusive of VAT) Charged by the Agent when required to carry out any additional services such as inspections on non-managed properties or waiting time for landlord’s own appliance suppliers and repair engineers and general repair contractors, including those sent by insurance companies.
Void property inspections £72 (inclusive of VAT) (per visit)
