Home Information Pack Update

From 14th December 2007, all home owners in England and Wales will be legally obliged to provide a Home Information Pack if they wish to sell their home.

A HIP is a set of documents providing important information about your home and it must include:

• Energy Efficiency Certificate (rated between A-G similar to your fridge or washing machine)
• Standard searches eg. Local authority, water and drainage.
• Evidence of title.
• A sale statement, summarising the terms of the sale.
• Where appropriate, leasehold information, including copy of lease, service charges and insurance.
• Where appropriate, a New Homes Warranty.
• An index of the contents of the pack.

The cost of the packs vary but they start at £299.00 plus vat.
